Instead of pricing individual items one by one, assembly-based estimating groups related items into a single composite cost. An external wall assembly might include the brick outer leaf, insulation cavity, and block inner leaf as one rate.

How assemblies work
An assembly is a predefined composite rate covering all labour, materials, and plant for a complete construction element. Once built and verified, assemblies speed up estimating dramatically because you only need to measure the quantity of each assembly rather than price every component.
Miniature example
Cavity wall assembly (per m²):
Brick outer leaf £42, insulation £8, block inner leaf £28, wall ties £3, dpc £2, labour both leaves £55.
Total assembly rate: £138 per m²
For 50 m² of cavity wall, simply multiply: £138 × 50 = £6,900.
Common mistakes
- Using an old assembly without checking whether material prices or specifications have changed
- Applying an assembly to a situation where the build-up differs from the standard
- Forgetting that assemblies hide detail — a client or main contractor may request a breakdown
