Approximate Quantities

An estimating technique using high-level measured quantities before full working drawings are produced.

Assembly / Composite Rate

A combined rate combining labour, materials, plant, and waste build-ups for a complete element (e.g. m² of brickwork).

Bill of Quantities (BoQ)

An itemised breakdown of measured work items, quantities, and units prepared to standard rules (e.g. NRM2).

Budget Estimate

An early-stage cost prediction used by clients to check financial feasibility prior to detailed design.

Contingency Allowance

A specific budget set aside for unquantified risks, unforeseen site conditions, or scope variations.

Daywork

A method of pricing works based on actual hours worked, material costs plus percentage mark-ups, and plant hire rates.

Elemental Breakdown

Organising cost items by building element (substructure, superstructure, finishes) rather than trade.

Overheads & Profit (OH&P)

The percentage added to net costs to cover corporate office expenses and yield business profit.

Preliminaries (Prelims)

Site management, scaffolding, skips, temporary power, insurance, and setup costs required to run a construction project.

Prime Cost (PC) Sum

An allowance for materials or goods to be supplied by a specialist supplier, excluding contractor installation.

Provisional Sum

A cost allowance included for work that cannot be fully defined or measured at the time of tender.

Schedule of Rates (SoR)

A list of agreed unit prices used to value work as it is measured on site during small works or maintenance contracts.

Schedule of Works (SoW)

A descriptive list of tasks and specifications detailing what work must be carried out, often unquantified.

Take-off

The process of measuring quantities of materials and labour tasks directly from architectural drawings or site measurements.

Tender Return

The formal commercial offer submitted by a contractor in response to an invitation to tender.
